Fairfax California. The market in Marin county seems to be strong the last couple of weeks. I personally have seen 4 properties trade before they even hit the market. It seems buyers have been sitting on the sidelines waiting for more inventory in the New Year and are know snapping value properties up left and right. What do I mean by value property??? Something that is ether very desirable (lot size, location, view etc) or homes priced to sell. Both home preparation and proper pricing are key to ensuring a sale in today’s market. Putting homes on even 3-5% over market value is leading to 6-12 months on the market and eventual sales 5-20% below original asking price. The other mishap people run into is not preparing there home enough, whether it be a coat of paint or staging, properties must really shine to differentiate themselves from other inventory.
